Neighborhood 02

Hermosa Valley

Hermosa Valley is the middle band just inland from the beach side, associated locally with Valley Drive, Ardmore and the Greenbelt corridor. It sits between the Sand Section and the higher eastern side of the city, so it can give buyers a different balance of residential character, parks and access to the coast.

Neighborhood 03

Hermosa Hills / East Hermosa

Hermosa Hills, also called East Hermosa, is the higher ground toward the eastern side of the city. The area is farther from the sand and includes more elevation change. Buyers will hear both names used locally; the boundaries are informal and can overlap.

Grade becomes more important here. A home can be geographically close to the coast while the walk back from Pier Avenue or The Strand feels very different because of the climb, and properties east of PCH require crossing the highway to reach the beach side. Some locations also gain elevation and views, but those are property-specific rather than guaranteed by the neighborhood name.
