What buyers should know

The Hill Section is distinguished first by its elevation. Many properties have sweeping views toward the Pacific Ocean and across Santa Monica Bay, and for buyers seeking an ocean view without living directly on the beachfront, that can be the neighborhood’s strongest attraction. The quality and extent of a view can change dramatically from one property to another, so it needs to be evaluated from the specific home rather than assumed from the neighborhood name.

The housing is varied, with older homes mixed among extensively remodeled and newer custom residences. Some properties sit on larger lots than are common closer to the beach, and I have also seen Hill Section homes built on combined or double lots. Those properties can provide considerably more space, but lot size is secondary to elevation and views in explaining why many buyers seek out the Hill Section.

Close to the coast

The neighborhood remains close to Downtown Manhattan Beach and the beach while feeling more residential than the immediate coastal area. Depending on the street, residents can have convenient access to Downtown restaurants and shops, the pier, the beach and the Valley/Ardmore corridor without living directly amid the activity of the Sand Section.

The tradeoff

Topography is also part of the tradeoff. Streets, slopes, view angles and access vary throughout the area. A dramatic view may be worth more to one buyer than a flat yard or easier walk, while another buyer may prefer the simpler terrain and larger usable outdoor spaces available elsewhere in Manhattan Beach.

Who this area may fit

For buyers drawn to sweeping ocean views and elevation while staying close to Downtown and the beach, the Hill Section can be especially compelling. A buyer who places more value on a flat yard, easier walking terrain or a lower purchase price may find another part of Manhattan Beach a better fit.
