What buyers should know

The Mira Costa Area is a locally useful way of describing the residential neighborhoods around Mira Costa High School rather than an officially defined City neighborhood. Its identity is tied closely to the school, nearby parks, and the more residential character of this part of Manhattan Beach.

In my experience, homes in the Mira Costa Area often offer more land, yard space, and separation between houses than buyers typically find in the Sand Section. The housing itself is varied, ranging from older homes to extensively remodeled and newer custom residences. For buyers who want a detached home with a usable yard while remaining in Manhattan Beach, this area can provide choices that are harder to find closer to the ocean.

Schools & recreation

Mira Costa High School is an obvious landmark, but the surrounding recreation is also a major part of daily life. Polliwog Park, Manhattan Heights Park, Begg Pool, and other nearby facilities create one of the city’s strongest concentrations of parks and recreation. That can be especially attractive to buyers who expect to use parks, fields, swimming, or youth recreation regularly.

The coastal tradeoff

A home here does not provide the same immediate coastal access as the Sand or Tree Sections, and most trips to the beach will involve more time, a bike, or a car. For some buyers, that is a worthwhile exchange for additional space, quieter residential streets, proximity to schools and parks, and easier access to the inland side of Manhattan Beach.

Who this area may fit

The Mira Costa Area makes a strong case for buyers who want yard space, schools and nearby recreation without leaving Manhattan Beach. If walking to the beach or Downtown is central to daily life, a location farther west may be a better fit.
