Manhattan Heights / Liberty Village offers a different value proposition from the neighborhoods closer to the ocean. The combined name is used locally for an inland residential area around Manhattan Beach Boulevard, Polliwog Park and Manhattan Beach Middle School, extending toward Aviation Boulevard. City materials use Liberty Village in public-works projects and Manhattan Heights in the names of the park and community center, although the City does not publish one formal residential boundary for the combined area. When I compare similar properties, homes here often cost less than comparable homes in the Sand, Tree and Hill Sections, while providing more opportunities for usable yard space, less limited parking, and more practical vehicle access.

The housing is varied, with older postwar and detached homes mixed with extensively remodeled and newer custom properties. Local neighborhood histories describe both Manhattan Heights and Liberty Village as areas where many original homes have been expanded, remodeled or replaced over time. For buyers who want a conventional detached home with a yard and garage, Manhattan Heights / Liberty Village can offer more options at a lower price point than the neighborhoods closer to the beach.

Practical location

Location is one of its strongest practical advantages. Manhattan Heights / Liberty Village is close to Polliwog Park, Manhattan Heights Park, Manhattan Beach Middle School, Aviation Boulevard, Sepulveda/PCH, Manhattan Village shopping, and other inland commercial areas. It also provides more direct access toward the 405 and 105 corridors than the neighborhoods closer to the beach. For buyers whose daily commute takes them east or north, or who expect to drive frequently throughout Los Angeles, that access can matter as much as beach proximity.

Different from the coast

The beach and Downtown are farther away. Most residents will drive or bike for many coastal trips rather than simply walking out the door toward The Strand. Manhattan Heights / Liberty Village also has a different feel from the western side of Manhattan Beach: less defined by the ocean and more by residential streets, parks, schools, shopping, and regional access.

Who this area may fit

Manhattan Heights / Liberty Village often makes sense when space, price, parking, commuting convenience and everyday practicality carry more weight than immediate coastal access. Buyers who expect the beach and Downtown to be part of their daily routine may find the Tree, Hill or Sand Sections worth the additional cost.
