What buyers should know

The Sand Section is the part of Manhattan Beach most directly shaped by the ocean. The Sand Section is the familiar real-estate term for this beach-side part of the city; City planning materials also use “Beach Area” for this coastal geography. The name fits the city’s early history: Manhattan Beach developed on sandy coastal terrain, with wooden planks once laid along Manhattan Avenue, The Strand and side streets to make travel possible. Today, the neighborhood extends well beyond beachfront homes and includes residential streets, Walk Streets, Downtown Manhattan Beach and El Porto at the northern coastal end.

The housing is varied. Older beach cottages and bungalows remain alongside remodeled homes, contemporary custom houses, townhomes and other attached housing. Lots tend to be smaller and homes closer together than in the Tree Section and many inland neighborhoods, which is part of the physical character of living this close to the coast. The Sand Section should not be thought of as one uniform neighborhood, however: living directly on The Strand, on a Walk Street, near Downtown, or toward the northern end can produce very different experiences.

Everyday beach access

For many buyers, the main reason to choose the Sand Section is simple: the beach becomes part of everyday life. Depending on the address, residents may be able to walk to the ocean, The Strand, Downtown restaurants and shops, the pier, or the commercial areas farther north. Surfing, volleyball, running, cycling and walking are immediately accessible rather than requiring a drive to the coast. Some homes also have ocean views, although views vary greatly by location and property.

Walk Streets

Walk Streets add another distinctive choice within the neighborhood. Because these are public pedestrian streets closed to vehicle traffic, homes can have patios and living areas that face a walkway rather than a conventional roadway. That can create a more social, pedestrian-oriented environment and remove normal through-traffic from immediately in front of the house. The tradeoff is less privacy, while garage location, alley access and parking need to be evaluated for the individual property.

The Strand

Homes directly on The Strand are different again. They provide the most immediate oceanfront setting and beach access, but in my experience the public activity directly outside can mean substantially less privacy. I also see more exterior wear from direct salt-air exposure, which can require more frequent maintenance.

El Porto / North Manhattan Beach

At the northern coastal end of the Sand Section, El Porto has its own identity. Los Angeles County specifically uses the El Porto name for the north end of Manhattan Beach’s beach, and the City uses it in infrastructure and planning projects. North Manhattan Beach is the broader local term; El Porto refers more specifically to this northern coastal area. The neighborhood is closely tied to the beach and is particularly well known for surfing. Homes are generally on smaller coastal lots, with a mix of older beach properties, remodeled homes, newer construction, and attached housing. The area around Highland Avenue and Rosecrans also gives residents access to restaurants, shops, and services without going all the way to Downtown Manhattan Beach.

For buyers who want the beach to be part of everyday life, El Porto offers immediate access to the ocean and the northern end of The Strand. Its location can also be convenient for travel north toward El Segundo, LAX, and other parts of the South Bay. Like other beach-adjacent parts of Manhattan Beach, El Porto can have more limited parking, closer-set homes, more public beach activity in some locations, and greater exposure to salt air. It also feels more removed from Downtown Manhattan Beach than the central Sand Section.

Who this area may fit

Choose the Sand Section if the beach, walking, Downtown access and the coastal environment are high priorities. Within the Sand Section, El Porto can be especially appealing to buyers drawn to the northern coast, surfing and daily beach access, while central locations may place Downtown closer at hand. Coastal convenience often comes with smaller lots, tighter spacing, more activity and more limited parking; buyers who want a larger yard, greater separation between homes or quieter residential streets often look inland.

What is different about living on a Walk Street?

A Manhattan Beach Walk Street is a public pedestrian street closed to vehicle traffic. Homes along these streets can have patios and front living areas facing a walkway rather than a conventional roadway, creating a pedestrian-oriented environment with no normal through-traffic immediately in front.

That is a major part of their appeal. Walk Streets can feel social and connected to the surrounding beach neighborhood. Because the walkway is public, privacy can be lower. Garage location, alley access, vehicle access, and parking also vary by property and should be checked carefully.

What should I know about buying directly on The Strand?

A Strand home offers the most immediate relationship with the ocean and beach. For someone who wants beachfront living, direct access to the coastal environment is difficult to duplicate elsewhere in Manhattan Beach.

The same location also has practical consequences. People walking and running along the beachfront are directly outside, so privacy can be materially lower. Parking and vehicle access need to be evaluated for the particular property, and direct salt-air exposure can increase exterior corrosion and maintenance. Buyers should consider the day-to-day reality of the location along with the view and beach access.

Is El Porto the same as North Manhattan Beach?

No. El Porto refers more specifically to the northern coastal part of Manhattan Beach and the north end of the beach. Los Angeles County and the City both use the El Porto name in official geographic and project references.

North Manhattan Beach is a broader local term for the northern portion of the city and its commercial area. The two overlap geographically, but they are not interchangeable names for exactly the same area.
