What buyers should know
King Harbor is Redondo Beach’s marina and boating center, with the Pier immediately to the south. This is the part of the city for buyers who want the waterfront to be part of everyday life — boats in the harbor, waterfront walking paths, restaurants, sailing and paddle sports, and the beach close by. Manhattan Beach and Hermosa Beach have beaches and piers, but neither has a harbor, which gives this part of Redondo a different feel from the other Beach Cities.
Housing near the harbor includes a significant number of condominiums and townhomes, including The Village and the Seascape communities, along with apartments and residential streets as you move away from the immediate waterfront. For buyers who want to be close to the ocean but would rather have a condo than maintain a detached house and yard, this is one of the places in the South Bay where that choice is readily available.
Living near the harbor and pier also means living near one of Redondo’s busiest destinations. Restaurants, boating activity, weekend visitors and events are part of the surroundings, so there can be a noticeable difference between a unit facing the water, a building set back from the harbor, and a nearby residential street.
For condo buyers, the building matters as much as the location. Parking, views, outdoor space, HOA finances, insurance, assessments and the condition of the building can vary considerably from one community to another.

Is parking difficult near the Redondo Beach waterfront?
It can be, especially where residents compete with visitors to the beach, Pier, King Harbor, restaurants and Riviera Village.
Garage size, driveway parking, street restrictions and visitor parking can vary block by block, so parking should be evaluated at the actual property.
What should I check before buying a condo near King Harbor?
Check the HOA and building as carefully as the unit itself.
Important issues include reserves, insurance, assessments, planned repairs, maintenance history, parking and building condition. A desirable harbor location does not eliminate the financial and physical risks associated with an individual condominium building.
Why can a waterfront condo cost much less than a detached Redondo Beach house?
Because a waterfront condominium and a detached house are different products.
A condo can provide an ocean or harbor location without the land component of a detached house. Land, private outdoor space, building age, HOA costs, views and condition can all create large price differences even when the properties are geographically close.
