What buyers should know

Riviera Village is the main shopping and dining district at the southern end of Redondo Beach. It has more than 200 boutiques, restaurants, galleries, salons and services, and for nearby residents it can put a large number of everyday destinations within walking distance.

The residential areas around the Village include a mix of detached homes, townhomes and condominiums, with the beach and Torrance Beach nearby. For buyers who want South Redondo but prefer a neighborhood commercial district to the larger Pier and King Harbor area, this part of the city can be especially appealing.

The tradeoff is that the Village is popular well beyond the immediate neighborhood. Weekends can bring a lot of people into the area, traffic can back up on the surrounding streets, and parking can become noticeably more difficult, particularly around restaurants, events and the blocks closest to the beach. Buyers who like being close to activity may see that as part of the appeal; buyers looking for a quieter setting may prefer to be several blocks away rather than immediately adjacent to the commercial district.

How walkable a particular home is depends heavily on the address. A property described as “near Riviera Village” may be a few blocks from Catalina Avenue or considerably farther uphill or inland, so the actual route to shops, restaurants and the beach matters more than the marketing label.

One point that causes frequent confusion: Riviera Village is in Redondo Beach; Hollywood Riviera is in Torrance. They sit next to one another and are often discussed in the same coastal home search, but they are not the same community or the same city.

Which parts of Redondo Beach are walkable to the beach or Riviera Village?

The lower Avenues, Esplanade, King Harbor/Pier area and residential streets closest to Riviera Village provide some of Redondo's best opportunities for walking to coastal destinations.

But hills, major streets and actual distance matter. A listing that says “near Riviera Village” or “close to the beach” should be tested by walking the route from the property.

Is Hollywood Riviera part of Redondo Beach?

No. Hollywood Riviera is in Torrance; Riviera Village is in Redondo Beach.

They border one another and commonly appear in the same coastal home search, which is why buyers sometimes confuse the two.
