What buyers should know

The Avenues are the lettered streets in southern Redondo Beach, extending inland from the coast across Pacific Coast Highway. Buyers commonly distinguish between the lower Avenues closer to the ocean and the upper Avenues farther inland, because the location, elevation and relationship to the beach can change noticeably as you move east.

At the coastal end, the Esplanade runs along the bluff above the beach. Unlike Manhattan Beach and Hermosa Beach, where homes can sit directly along the Strand, Redondo’s Esplanade creates a different relationship with the water. Homes and condominium buildings sit above the beach, and some properties have wide ocean views while beach access is reached from public access points along the bluff.

The lower Avenues are especially attractive to buyers who want to walk to the beach without living around the Pier or King Harbor. Housing ranges from older detached homes to remodeled and newer houses, townhomes and condominiums. As with most areas close to the coast, lot size, garage space and street parking can vary considerably from one block to another.

As you move inland and uphill through the Avenues, the setting changes. The beach is still close, but buyers are more likely to be choosing the area for its South Redondo location rather than immediate access to the sand. Some elevated streets and properties can still have ocean views, while the housing and lots can feel more like a conventional residential neighborhood than they do right along the Esplanade.
